Start with kitchen extension plans

First find an architect to help you plan a kitchen extension that meets your needs, but is likely to be given planning consent. A local architect will know what kind of kitchen extension is likely to get passed, and what will waste everyone's time and money.

Next, make friends with your neighbours.

Although they cannot prevent you from building your dream kitchen extension, you will need to serve notices on your neighbours under the Party Wall Act, and if they drag their feet acknowledging, the build could be held up.

With the inclusion of a survey, drawings approval and planning permissions, it may take a minimum of three months before the builders can get started.

From then, expect to be eating microwave meals for a few months. The build will take a minimum of seven to ten weeks, then you will have to add on a few more for fitting the new kitchen.

At the end of all that you can finally sit back, and gaze out at the garden - which will, of course, in comparison, look terrible - and start planning your next big project.

Kitchen Extension: Top Tips

Move or Improve? The average central London property costs about £4,000 per square metre to buy, but the cost of extending is around £3,000 per square metre. So a kitchen extension could save both cash and stress.

Preparations: With the inclusion of a survey, drawings approval and planning permissions, it may take a minimum of three months before the builders can get started.

Planning: Before you proceed check whether you need planning permission. Your architect or building company should be able to advise on this. If you live in a conservation area or a listed building there are additional regulations to consider.

Value Added? You probably won't make much more than you spent, but you will make the house more saleable - and liveable, of course.

Quality: Don't cut corners: make sure your kitchen extension is high-quality or you may actually damage the value of your property.

Size: Keep it in proportion to the rest of the house and don't eat up all of your outside space as this might put future buyers off.

Time: The build will take a minimum of seven to ten weeks, then you will have to add on a few more for fitting the new kitchen.
